Doubling The Square Feet Of My Home

I live in a very picturesque part of the country however the house is small and modest at 1,850 sf. I would like to add on 1,600 sf which would nearly double my footage. Plus I would not only get a much bigger bedroom. It would have the bathroom en suite. Not only that but also a heated garage. I gave my draftsman sketches I drew and he will make blueprints. Work will start this fall.

That is ambitious!!! Based on what you've said about your home being kind of a landmark, I'm surprised the zoning people (with a town your size, that may not even be a question) don't want to have a little chat. One of my former customers from many jobs ago was a government organization that held the "historic preservation" team --- if you had a home that was older than 'x' years old in the city you had to ask to change a door handle. It was nuts.

Around here people believe you should be able to do whatever you want on your land. My house is not on the Historical List so I can do whatever I want. That being said I want to keep it as a Swedish torp cottage although it will be larger than most. It will remain falu red.

Packer and Brewer parties! I built a 30x50 foot garage that turned into a man-cave. It’s heated but can’t be kept warm enough in below zero temperatures. My place has become the neighborhood hangout.

I'm surprised. I believe you used spray foam insulation -- my brother has a barn of the same size that he uses as a shop -- and when I've been there it has been incredibly warm, even with an oversized door to allow him to bring large automobiles and possibely even small RV's inside.

I have to say, I'm jealous of both of you :)

Yes it’s spray foam insulation. And yes I can heat it when it’s that cold but I literally burn through the wood. Fortunately it was only not used for about two weeks.

A couple times I got it so hot people were complaining.

If you can keep it at 60 or 65 and do your wheel bearings in peace...thats fine :D
